Montgomery County requirements

Two local rules affect the properties you manage.

Montgomery County has separate radon rules for rental housing and for home sales. We test for both and give you the paperwork each one calls for.

01 / RENTAL HOUSING

Before leasing

  • Applies to ground-contact and basement units in covered single-family and multifamily rentals.
  • Test results must be dated within three years before the lease date.
  • At signing, tenants receive the results and radon education material.
  • Confirmed results of 4.0 pCi/L or higher require follow-up and mitigation steps.

02 / HOME SALES

Before settlement

  • Applies to single-family homes and townhomes in the County.
  • A radon test must be performed less than one year before settlement.
  • The seller must test, or permit the buyer to test.
  • Both seller and buyer must receive the results.

The County rental rule covers ground-contact and basement units. Send us your unit list and we will help you identify which ones those are.

How long does a test result stay valid for leasing?

For rentals, the result must be dated within three years before the lease date.

What happens if a unit tests at 4.0 pCi/L or higher?

We explain the result and the follow-up testing and mitigation steps the County requires.

Can you test many units at the same time?

Yes. We schedule by building so that devices are placed and collected in as few visits as possible.

Do tenants have to be home?

No. We arrange access with your office or on-site staff, and leave each tenant a notice explaining the closed building conditions for the test.
